Dubai South and Jumeirah Village Circle (JVC) are often compared because both are freehold, both have projects from the same developer on my list, and both are far from the beach. But they are different bets. One is an early entry into an area that is still being built. The other is a settled community with a long history of tenants. Below is a side-by-side look, with no promises about returns.
The short version
| Dubai South | JVC | |
|---|---|---|
| Project on my list | South Lofts | Gateway Residences |
| Price from | AED 549,000 | AED 950,000 |
| Unit types | Studios, flex one-bedrooms | Apartments, duplexes |
| Handover | Q2 2028 | Q3 2026 (scheduled) |
| The area today | Still being built | Established community |
| Ownership | Freehold | Freehold |
Price and budget
Dubai South is the cheaper entry. South Lofts offers studios and flex one-bedroom layouts from AED 549,000. Gateway Residences in JVC offers apartments and duplexes from AED 950,000. The units are different, so do not read this as “the same apartment costs twice as much”. It simply shows what budget each area asks for.
On top of the price, the Dubai Land Department (DLD) fee is 4% in both cases: about AED 21,960 on AED 549,000 and AED 38,000 on AED 950,000. Details are in our guide to buying off-plan.
When you get the keys
Gateway Residences is scheduled for Q3 2026, so the wait is short and you can plan for tenants soon. South Lofts is planned for Q2 2028, which means paying in instalments for longer. Handover dates can move in any off-plan project, so check the date in your SPA. How instalments work is in our guide to payment plans.
Rental demand and the idea behind each area
JVC is one of the established rental communities in Dubai, popular with tenants. The strength is that you are not betting on the area becoming popular one day. The weakness is competition: many buildings and many landlords, so the layout and quality of the unit matter.
Dubai South is built around Al Maktoum International Airport and Expo City Dubai. The growth idea rests on the airport expansion announced in 2024 and the people who will work there. It is a long-term story: the area is still developing, and results depend on how fast it fills up.
More on each in the guides to Dubai South and JVC.
Lifestyle
JVC is a lived-in neighbourhood with parks and local shops. It is busy at peak hours, and there is no metro station inside the community, so most residents drive or take taxis. Dubai South is quieter and more open, but parts of it are still construction sites, and everyday infrastructure is still arriving. Neither is a beach-and-restaurants district.
The risks
- Dubai South: timeline risk (the area matures gradually), construction delays, and a long wait without rental income.
- JVC: density, competition between landlords, uneven quality between buildings, and a higher entry price.
- Both: off-plan handover dates can move. Always check that your payments go to the project escrow account under RERA supervision.
Who suits which
- Dubai South if your budget is smaller, you think in years and want to enter the market through a payment plan.
- JVC if you want a proven rental area, a nearly finished building and a mid-range budget.
- Looking at the lowest entry prices? See apartments under AED 600,000.
- Living abroad? Both can be bought remotely.
Prices and availability change, so please confirm current terms before you reserve.
