The UAE Golden Visa is a long-term residence visa, and property is one of the clearest ways to qualify for it. Below is how the property route works, where buyers get confused, and how to plan a purchase so it actually reaches the threshold.
Important: rules change. Everything below reflects the rules as of 2026. Verify the current requirements with ICP (the Federal Authority for Identity, Citizenship, Customs and Port Security) and the Dubai Land Department (DLD) before you buy.
What is the UAE Golden Visa through property?
It is a 10-year residence visa for property investors. You do not need a job or a company in the UAE. It gives you the right to live in the country and can be renewed as long as you still meet the conditions.
For many of my clients the visa is not the only goal. They want a property that holds its value, earns rent and also opens the door to residence. It is worth planning all three together.
How much do you need to invest?
The key number is AED 2,000,000 in property value. Three details matter:
- One or several properties. The value can be reached with one unit or with several units added together.
- Off-plan counts. Property under construction from approved developers is accepted.
- Mortgages are possible. Mortgaged property is allowed under conditions, so check how the eligible value is calculated in your case.
Can you combine several apartments?
Yes, and it is often the smartest route. Two or three smaller apartments can be easier to rent out and to resell than one large unit, and together they can reach the AED 2M threshold.
Look at the entry prices of the projects I work with:

None of these entry prices reaches AED 2M on its own. What qualifies is the value of the specific units you buy: a larger unit priced from AED 2M, or several units combined. Can you get a Golden Visa with off-plan property?
Yes, off-plan property from approved developers is allowed. This is useful because off-plan comes with developer payment plans, so you spread the cost over the construction period instead of paying everything at once. See how that works in the payment plans guide.
Before you rely on an off-plan unit for the visa, check two things with DLD:
- that the developer and project are on the approved list;
- which value is counted, and whether any minimum paid amount applies at the time you apply.
Step by step: from purchase to visa
- Set the goal and budget. Decide whether the visa is a must-have or a bonus. This changes which units make sense.
- Choose the units. One property from AED 2M, or several that add up to it.
- Verify eligibility. Confirm with ICP and DLD that your planned purchase qualifies under the current rules.
- Book and sign. Pay the booking deposit and sign the Sale and Purchase Agreement (SPA). The 4% DLD fee is usually paid at this stage. For the full cost list, see how to buy off-plan in Dubai.
- Register the property. Off-plan purchases are registered in Oqood, the DLD interim register, and your payments go to a RERA-regulated escrow account.
- Apply for the visa. Submit the application with your property documents through the official channels.
What should you watch out for?
- Do not buy “for the visa” without checking first. A unit priced even slightly below the threshold does not qualify on its own.
- Prices are “from” and change. The final price of your specific unit is what counts.
- Think beyond the visa. The property should still make sense as an investment: location, rental demand, handover date and service charges.
- Keep the paperwork clean. Your SPA, Oqood registration and payment receipts are the documents you will need.
