Dubai Islands is one of the most talked-about waterfront districts in Dubai right now. It is a Nakheel master community built on islands off the Deira coast, formerly known as Deira Islands, and planned around beaches, marinas and hotels. For buyers, it offers something that is getting rare: a new island address by the sea, at prices below the established beachfront names.
What is Dubai Islands, and where is it?
Dubai Islands sits off the coast of Deira, in the older, northern part of Dubai. Nakheel, the developer behind Palm Jumeirah and JVC, is the master developer. The plan combines residential buildings with beaches, marinas and hospitality, so the area is designed as a lifestyle destination rather than just a housing district.
It is a freehold area, which means foreign buyers can own property there outright.
Why are buyers interested in Dubai Islands?
Three reasons come up again and again in conversations with clients:
- The sea. Waterfront living is the core of Dubai’s appeal, and here it is built into the masterplan.
- Price positioning. You get a new beach-and-marina community without paying the price level of the most famous waterfront addresses.
- A master developer behind it. Nakheel runs the overall community, which gives buyers more confidence in how the district will be finished.
What can you buy on Dubai Islands right now?

Mill Hill’s earlier building on the islands, Allegro Residences, a penthouse project, is already sold out. I mention it not as a sales trick but as a useful signal: buyers are actively choosing this location and this developer.
Who is Dubai Islands right for, and who should look elsewhere?
Dubai Islands suits you if:
- You want a home or second home by the sea, with beaches and marinas as part of daily life
- You are buying for the medium to long term and are comfortable waiting for the area to mature
- You prefer a newer community to an older, established one
- You are looking at larger units or penthouses, where waterfront addresses tend to hold their appeal
It is probably not for you if:
- Your budget is under about AED 1.8 million; look at Dubai South or Warsan 1 / International City instead
- You need a fully built neighbourhood with schools and shops around you from day one
- You are chasing the highest possible rental yield; lower-priced districts usually work better for that
What are the downsides of Dubai Islands?
To be fair about it:
- It is still being built. Infrastructure, retail and services arrive in stages. Expect construction nearby for a while after handover.
- Access is via Deira. The islands connect to the city through the older Deira side, which some buyers love for its authentic feel and others find less convenient than the newer southern districts.
- Higher entry ticket. Prices start well above the budget communities, so your capital is more concentrated in one unit.
Does a Dubai Islands property qualify for the Golden Visa?
The UAE 10-year Golden Visa through property requires a property value of at least AED 2,000,000, from one property or several combined. An Allegro Park unit at the starting price of AED 1,850,000 does not reach this on its own. A unit priced at AED 2,000,000 or more, or combining it with another property, can. How does buying off-plan on Dubai Islands work?
The process is standard for Dubai:
- Booking deposit to reserve the unit.
- Sales and Purchase Agreement (SPA), which can be signed digitally from abroad.
- Dubai Land Department fee of 4% of the price (plus small admin fees), usually paid at the booking or SPA stage, with registration in Oqood.
- Instalments during construction and the balance at handover, according to the payment plan.
Your payments go to a RERA-regulated escrow account for that project (Law No. 8 of 2007). There is no annual property tax and no personal tax on rental income or capital gains in the UAE (as of 2026); service charges apply after completion. Is Dubai Islands a good place to invest?
For buyers who value the sea and a new master-planned community, and who can wait for it to mature, Dubai Islands is one of the most interesting options in the city today. For pure yield on a tight budget, other areas are more efficient.
