Meydan District 11 is part of Mohammed Bin Rashid City (MBR City), one of the big master-planned areas in the heart of Dubai. What makes it different from most new districts is its character: villas and low-rise buildings, lots of green space, and a calm, residential feel, while Meydan racecourse and Downtown Dubai are close by.
What is Meydan District 11 like?
Think of it as a quiet, green pocket near the centre. Instead of towers, you mostly see villas and low-rise apartment buildings. Streets are calmer, there is more sky and greenery, and the whole setting feels more like a residential neighbourhood than a city block.
It is a freehold area, so foreign buyers can own property there outright.
Why do buyers choose District 11?
- Location. You are close to Meydan and Downtown Dubai, so the main city attractions and business areas are within easy reach.
- Quality of life. Low-rise, green surroundings are exactly what many families look for in Dubai and struggle to find near the centre.
- A different kind of demand. Tenants here are often families and professionals who want space and quiet. They tend to look for longer stays, which many landlords appreciate.
- Apartments as an entry point. In an area known for villas, a low-rise apartment gives you the same address and setting at a lower ticket.
What can you buy in District 11 right now?

Who is Meydan District 11 right for, and who should look elsewhere?
District 11 suits you if:
- You plan to live there yourself, or want a future home for your family
- You value calm, space and greenery but do not want to move far from Downtown
- You are a long-term holder who cares about the quality of the area as much as the yield
- You want to rent to families and professionals rather than short-stay tenants
It is probably not for you if:
- Your budget is under about AED 1.3 million; look at Dubai South or Warsan 1 / International City
- You want the maximum rental yield; quieter premium communities typically offer more modest yields than budget districts
- You want a beach or marina on your doorstep; compare Dubai Islands
What are the downsides of District 11?
- Higher entry price than the affordable outer areas.
- Car-dependent. It is a residential community, and most daily trips will be by car or taxi.
- Ongoing construction. MBR City is still developing, so there may be building work nearby for some time.
- Yield vs lifestyle. You are paying partly for quality of life. That is great if you will live there, less efficient if you only care about the rental percentage.
How does buying off-plan in District 11 work?
The process follows the standard Dubai path:
- Reserve with a booking deposit.
- Sign the Sales and Purchase Agreement (SPA), digitally if needed.
- Pay the Dubai Land Department fee of 4% of the price plus small admin fees, usually at the booking or SPA stage. The purchase is registered in Oqood.
- Pay construction-stage instalments and the balance at handover.
Your payments are held in a RERA-regulated escrow account tied to the project (Law No. 8 of 2007). There is no annual property tax and no personal tax on rent or capital gains in the UAE (as of 2026); service charges apply once the building is complete. What about the Golden Visa?
The property route to the 10-year UAE Golden Visa needs at least AED 2,000,000 in property value, from one property or several combined. Is Meydan District 11 worth it?
If you want to live well near the centre of Dubai, or hold a quality asset in a green, family-oriented community, District 11 is one of the strongest options. If your only metric is yield per dirham, other areas will be more efficient.
