What are the downsides of Jumeirah Garden City?
- Construction for years. Redevelopment happens plot by plot. Expect cranes, roadworks and noise around you for a while.
- Mixed surroundings. New buildings stand next to older ones. The area will look uneven until the transformation is further along.
- Choosing the right project matters. In a redevelopment zone, the quality of the specific building and developer counts more than the area name. Read the SPA carefully and check the specification.
How does buying off-plan in Jumeirah Garden City work?
The standard Dubai process applies:
- Booking deposit to reserve your unit.
- Sales and Purchase Agreement (SPA), which can be signed digitally from abroad.
- Dubai Land Department fee of 4% of the price plus small admin fees, usually at the booking or SPA stage; the purchase is registered in Oqood.
- Instalments during construction and the balance at handover.
