A budget under AED 600,000 is one of the most common questions I get - it is the typical entry point into the Dubai property market. Here is what you can honestly buy for that money right now, not in theory.
What’s actually available at this budget
As of September 2026 I have two projects on offer in this range - both off-plan, under construction, with a developer payment plan. I don’t currently have ready (secondary market) options at this budget - if resale interests you more than off-plan, message me and I will find and check options.
South Lofts in Dubai South - from AED 549,000
South Lofts offers studios and flex 1-bedroom apartments from 314 sq ft, built around a co-living concept for young professionals. It’s in Dubai South, near Al Maktoum Airport and Expo City Dubai. Handover is planned for Q2 2028. This is the most affordable entry point in my current project list.
Listone Residence in Warsan 1 - from AED 554,888
Listone Residence offers studios, 1- and 2-bedroom apartments from 389 sq ft, fully furnished with a smart home system and branded kitchen appliances. It’s in Warsan 1 next to International City, and the growth driver is the future Blue Line metro (planned to open in 2029). Handover is planned for Q3 2028. The developer projects a gross yield of around 9.5% (a projection, not a guarantee).
What to add on top of the price
For either project, budget for:
- 4% DLD fee. For South Lofts from AED 549,000, that’s about AED 21,960; for Listone Residence from AED 554,888, about AED 22,196.
- Registration trustee fee. AED 2,000 + VAT for prices below AED 500,000 (South Lofts), AED 4,000 + VAT from AED 500,000 (Listone Residence).
- Service charges - annual, after handover, charged per square foot. Listone Residence’s furniture is already included in the price, so that line item is not a separate cost.
For the full off-plan buying process and cost checklist, see how to buy off-plan in Dubai; for how instalments work, see payment plans explained.
Who this budget suits, and who should look elsewhere
This budget suits you if you:
- want a first investment unit with a low entry point;
- are comfortable waiting for a 2028 handover and paying on the developer’s schedule;
- see rental income as the main goal rather than moving in right away.
It probably doesn’t suit you if you:
- want to live in the apartment now - both projects are still under construction;
- are trying to reach the Golden Visa threshold with one unit - that route needs AED 2,000,000, see the Golden Visa guide;
- want a central address near Downtown or the beach - those areas aren’t available at this budget.
